  • Interest is added on to the loan each year, but you make no payments from your bank account
  • The mortgage must be repaid if you move house, die, or go into a nursing home

This form of lending is most suitable for those over 65, however, it’s possible to do this if you are over 55.

We only use ERC lenders because they provide a ‘no negative equity guarantee’. This guarantee means your lender promises that you or your beneficiaries will never have to pay back more than the value of your home, even if the debt has become larger than this.
